The owner of an apartment on the third floor of 3 East 78th Street bought the two other apartments on the floor and decided to consolidate the three apartments into one large apartment.

The building is an historic Landmark building close to 5th Avenue and Central Park. The neo-French Gothic house built in 1899 is one of the works of the architect Charles P.H. Gilbert, who designed many mansions for the leading families of New York. Two stylized winged lions guard the entranceway to the building. Limestone griffins guard balconies and the pinnacles of the mansion’s façade.

The new condominium we designed has a Large Living Room, a modern Kitchen with island, three bedrooms each with their own bathrooms and ample closets. It is detailed with crown moldings, wainscot panels in the main spaces, herringboned wood floors with walnut edge strips, that gives the apartment grace and style. There are two wood burning fireplaces in the Living Room and the Primary Bedroom. The latest electronic sound and television system has been incorporated, as well as a state-of-the-art central air system for heating and cooling. The construction was done by Hibernia Construction that specializes in high-end projects.

The apartment is either going to be leased or sold as is.
